Samhällsbyggnadsbolaget i Northen AB (publ) (“SBB”) sells building rights for residential properties in Höganäs to K-Fast Holding AB (publ) (“K-Fastigheter”) for a total of approximately 50 million Swedish crowns. Building rights are created within existing SBB residential buildings. The closure will take place when the zooning plan becomes legally binding.
SBB also acquires two kindergartens in Kristianstad and an LSS building (home for people with certain functional disabilities) in Hässleholm from K-Fastigheter for 50.8 million Swedish crowns. The total remaining term of the leases is approximately 18 years and the leases are 100% CPI adjusted.
“Our real estate development team is constantly creating building rights within our existing properties, some building rights are used for our own production and some we sell to third parties. In the transaction with K-Fastigheter, the building rights were essential to being able to acquire two community service properties with stable long-term leases. Our building rights are used to purchase long cash flow in this case and we expect more transactions where we sell building rights for cash payment or in exchange for secure cash flow,” says Oscar LekanderDeputy Managing Director and Chief Operating Officer, Samhällsbyggnadsbolaget i Northen AB.
